Canadian corporation owning US real estate

Hi,

I own a Canadian Corporation and my company purchased two rental properties in Florida. My understanding from IRS web site is that I need to get a tax ID for my Canadian Corporation. Do I get an EIN or another form of tax ID?

YOu now have to file the corp tax return 1120F annually declaring the rental income, you will also have to deal with witholding tax on the rental income but technically that is up to the tenant to do so. Your corp can dea; with teh tax at year end but may be liable for estimated tax payments just like in Canada the installments you need to do. Your tax rate is NOT subject to the small business tax rate its property income so adjust your installments accordingly.

yes, you do: an EIN

Look at the top right hand side of form 1120F, you see it asks for the EIN no.

Your corp almost for sure should elect to treat the property rental as a US business, thereby enabling it to clam related expense deductions instead of subjecting it to 30% withholding at gross without ability to claim deductions
