Rental property addition in the middle of year after NR6 approval in January

Post by NewCanadian »

I added a rental property in mid 2025 after I got NR6 approval in Jan 2025 for my other rental properties.
It was rented for the last few months of the year. Not sure about how to deal with the taxes on rent for the new property, I paid 25% of the gross rent as taxes.
My questions are
1) Does 2025 NR4 need to include this new property rental income?
2) Do I include this property in my 216 return when I file before the deadline?
Please advise.

1. Yes, a second NR4 from that property.
2. Yes, if your actual tax on that property would be less than 25% of the gross (which it very likely is) it would be to your advantage

You will need to apply a second NR6 (or more likely a revised NR6) with the new property

Remember that all rental income also needs to be reported in US.
After 20 years, I am severely cutting back on responses. Do not ask specifically for my help. There are a few others on this board that can answer most questions. All the best
