Hi there,

I was hoping to see if I can get any advice my tax filing this year.

Here's a brief overview of my scenario:

My wife and I are both Canadian citizens. In December of 2014, we signed a purchase agreement for a new build home. At the time, my wife and I were working in Canada. I had an employment opportunity in the states which I accepted the offer in October 2015.

So from January 2015 to September 2015, my wife and I was working in Canada. From October 2015 onward, I was working in US. I was flying back and forth between Canada and US from October 2015 till the year end, December 2015.

My wife and I made the final trip to US on January 1st, 2016. My wife is no longer working now as she's a homemaker. We plan on just living/working here for 2 years only and will be returning to Canada. I'm currently on a TN visa.

I do have RRSPs and RESP. I cleared out my TFSA account as part of the down payment for the house.

The house finally closed on January 27th, 2016.

I would like to know if there are any implications if I wanted to rent out the house or must we leave it empty? Since we participated in the First Time Home Buyer's Credit, would this have any impact should we decide to rent it out?

Are there any recommendations as to who would be a great fit as an accountant to handle this type of case?

Your HBP became fully due when you left Canada, which would be Dec 31, 2015.
Doesn't matter what you use the house for, non-residents can't keep an HBP account.
After 20 years, I am severely cutting back on responses. Do not ask specifically for my help. There are a few others on this board that can answer most questions. All the best
