Canadian res. sold Arizona Property - Income tax withheld

I am a Canadian resident who sold a property in Arizona. It was a personal use property for me. There were 10% ($5500) federal income tax withheld on the disposition.

I have a loss on the property and will pay no tax in Canada.

How can I recover the US taxes?

By filing a 1040NR for the year in which the sale occured.
After 20 years, I am severely cutting back on responses. Do not ask specifically for my help. There are a few others on this board that can answer most questions. All the best

How do I file state income tax for two different states? I lived in two different states during the 2009 tax year. On my federal tax, my 2 incomes are obviously combined. For the state forms, they ask you to enter information entered on the federal return. However, shouldn't I only report the income I earned in that particular state for which state withholding tax was withdrawn? If so, how to I make adjustments when it asks for my federal adjusted gross income?

If you don't want to wait until say 2014 to report a 2013 sale withholding refund on a 2013 1040NR form, you could apply with IRS for a withholding certificate (can take up to 90 days) and make a written request for early refund.
