Canadian citizen/non Homestead property in US

Canadian citizen/non Homestead property in US

If a Canadian citizen jointly owns a Non-Homestead property in the US as a married entity, and the property is not generating rental income or losses and is not sold during the tax year, does the Canadian citizen have to file a US return for any reason related solely to the joint ownership of the property?

Not federally. Nor does the other "married entity."

Such a romantic term for Valentine's Day!

If your state requires some form of reporting (non-income tax related) then you are in a better position to know.
After 20 years, I am severely cutting back on responses. Do not ask specifically for my help. There are a few others on this board that can answer most questions. All the best

LOL! I'm the other half of the married entity and have to file yearly as a US citizen.

If there is rental income or loss or we sell the house, am I correct that he would then have to file a US tax return?

You have to file a retun yearly, of course, but you do not have to report anything about your home.

If it becomes a rental, or if you sell, yes you will both have to file.
