Should I be on title for my elderly mother's home?

I am a Cdn citizen living in the U.S. as a permanent resident. In order to avoid potential probate on my Cdn mother's primary home in Canada, my brothers and I were planning on having her put us on title. Will this have undesirable consequences for me as a U.S. permanent resident when it comes time to sell the home? Whether it be sold by her or by us? I read on another post gifts under $100K are inconsequential but I don't know if this would be treated as a gift or inheritance or other.

Once you are on the title, you are responsible for future cap gains tax (in Canada and US) for your portion of the house when sold. You are also exposing the house to US estate tax, should you die.

The gift is not an issue, since she is not a US citizen. Even if the house was worth millions, you would simply report that a gift was made to you by a foreign person of more than $100K on form 3520.
