I was looking at investments that work out ok for a dual citizen living in canada. I am selling my home in Canada, and considering loaning to the buyer as a 2nd mortgage. It has become challenging to find good investments that result in reasonable tax treatment for both US & can. I figure this might be one that is ok. Income would just be interest, taxed first in canada, and likely deducting CDN tax from US would result in no US tax. Is there issues i should be aware of before getting into this?
