You actually have an excellent investment plan, especially that you've researched the pros and cons of each investment vehicle. However, I would suggest that you take out a low-interest loan at https://alpinecredits.ca/investment-loans-canada/ and start investing in the third option (individual securities). Instead of waiting to accumulate wealth, look for safe and less volatile securities and start investing. Make sure that the returns are higher than the loan interests.
