TN visa working in California, but want to buy house in Canada

Post by newperson09 »

I know there is no exit tax in USA for a foreigner working in USA like me and not intending to apply GC.
I've cut ties with Canada 5y ago.
I plan to buy a house in Canada, but still want to keep staying in california and working under TN visa.

1. how does the canada tax work for this case?
2. if i rent out the house, i will pay tax to canada, but what about USA? assuming canada tax is higher. I just need to report only to USA I assume.
3. what about after some years, and I will still be working in usa, tax need to pay to both? Canada & USA i guess.
thanks

1. you will still be non-resident. You will owe Canada (and US and Cali) tax on any income the property generates, and any gains when you sell.
2. Same as above. Renatl tax in Canada would need to be paid monthly.
3. Same answer
