Selling house in Canada

Hello,
I am resident of US and nonresident of Canada.
I had a house in Canada. It was my main home for 1 year and then I rented it out from May 2005 until July 2007. I sold it in November 2007.
For the time from July 2007 to November 2007 I lived in this house preparing it for sale and had some expenses. I had painted inside walls, had dishwasher and dryer repaired and had some other expenses.
Can I deduct these expenses for Canadian and US taxes? What kind of expenses are these - from the rent income or deductions from the capital gain?
