Canadian Buying Rental Real Estate In US through a US C Corp

As a Canadian, if I form a Florida C Corp of which I am the President, could I expense travel to Florida for the purpose of looking for investment properties for the corporation?

I have read that a Canadian cannot do any work in the US without an appropriate visa so if a Canadian owns a rental property in Florida, they are not allowed to do any maintenance work or sign leases while in the US. This is why I keep asking about needing a work permit. I'm not sure how far this goes.

As a non-resident alien who is the president of a US C corp, would I be allowed to travel to Florida for the purpose of looking for investment property for the C Corp and expense that travel? It seems reasonable as it is obviously travel for benefit of the C Corp. Would this cause any issues with a non-resident alien doing work in the US without a work permit?

There is no work permit for doing repairs. All Cdns in this situation hire locals to do work or manage their property.

For the third time, there is no deduction for looking for investment property, neither in Canada nor US. Work permit doesn't matter.
After 20 years, I am severely cutting back on responses. Do not ask specifically for my help. There are a few others on this board that can answer most questions. All the best
