I understand the rental income must be reported to CRA. I'm worried about whether this situation is treated as change in use. I read that change in use causes a disposition for home owners. Do you have any idea??

Non-resident : vacant -> rent

If a non-resident bought a property in Canada and keep it vacant for a few years and then start renting it out, is there any tax consequences or reporting requirement for CRA? Thanks

Indebtedness on T1135 - cost

Hello I lent over $100,000 cad (in USD) to a non-resident. Is the cost the USD amount multiplied by the exchange rate on the day I lent the money? How about the cost amount at year end?? Thank you!

T2061A election?

Hello if I am becoming a non-resident and think price for my house will go down in the future, is it wise to file T2061A (emigrant to report deemed disposition) now? Thanks!

Non resident sale of real estate

Dear all, I'm quite confused about sale of real estate as a non resident. My understanding is that 25% of selling price must be sent to CRA within 1 month by the buyer.
