Selling property in Canada as a non-resident

I am a non-resident in Canada for tax purposes and live and work in the U.S. I have a property in Canada as well generating rental income. I want to sell this property in the next couple of years and I am aware that selling a property as a non-resident has tax implications. In order to minimize my t...

Deemed disposition reporting on CRA departure return

Hi, I've done some digging around the forum and the CRA website but still need some help wrapping my head around this. CRA departure guide mentions forms T2061A, T1161 for deemed disposition of property. I know that since my principal residence was changed to an income-producing one, it is to be &qu...

Was there a clear answer to this question?
I'm in a similar situation except that I have a TN visa for work in the US.
I'm assuming I can tick off box g, but wanted to be sure..

Thanks in advance.

Principal Residence Exemption as Non-Resident

I've done some reading on the CRA site with regards to owning a Canadian property as a non-resident. Then I ran into something called "electing into subsection 45(2)" which, if I'm understanding it correctly, allows you to not change the property from a principal residence to an income-pro...

Interesting. The US income is definitely adding a tax burden on me (especially with the exchange rate these days..) so I'll have to explore your suggestion as well then. Thanks!

Thanks, nelsona.

My wife stayed back until November so I was told by CRA that her departure date is indeed mine as well for the return.

2015 Departure return & rental property

Hi, having left Canada in 2015 to work in the US with a departure date in November, I am filing a departure return for my Canadian sourced income and US income. I also have a rental property that I received rental income from for the month of December. Do I need to file a separate return for the ren...

Thanks for the reply nelsona. I did not realize I was allowed to be classified as an "emigrant" while under a TN visa, which is granted on condition that I maintain significant ties to Canada. But I'm guessing comparing immigration residency and tax residency are comparing apples and orang...

Hi, Which US taxes of the 4 below can I claim as a Foreign Tax Credit on the Canadian T1 return? Federal, State, Social Security, Medicare Do I total the withheld tax total or the actual tax paid (after exemptions and refunds)? I'm assuming actual tax paid but wanted to be certain. Thanks in advance.

Residency / Departure Tax Return to CRA

Hello. I am a Canadian working in California on a TN having left Canada in August 2015. Since I do not pass the substantial presence test in the US, I am filing a 1040NR for the US return as a non-resident. Does this automatically make me a resident of Canada? The only ties I have left in Canada are...
