U.S. resident and sold Canadian rental

Moved to the US in the late nineties, Rental was acquired after move to the U.S. Do I have to pay capital gains taxes in Canada? From the treaty it sounds like the tax will be paid in the US (Article X111 Gains). Is that correct?

Distribution from RESP account

I received a distribution of dividends in my RESP account (my daughter is the beneficiary).
Do I need to file form 3520? I know I need to file a 3520-A. Thanks.

RESP income, who reports it on US tax return?

Does the parent report the Canadian RESP income on their US tax return or the beneficiary who is their daughter? Thanks.

Is the trustee the financial management company? I'm working on form 3520-A.
